Permit guide
Do I need a permit for a fence in Chandler?
Updated October 2026
Usually not a building permit, but you still need city sign-off. Chandler's homeowner permit manual says fences up to 7 feet are exempt from a building permit, yet every fence or wall needs zoning clearance regardless of height. Fences over 7 feet, retaining walls over 4 feet, fences on retaining walls and pool fencing need permits.
Which fence and wall work needs a building permit in Chandler?
- Any fence or wall over 7 feet high.
- Retaining walls over 4 feet, measured from the bottom of the footing to the top of the wall, or any retaining wall supporting extra load.
- A fence placed on top of a retaining wall.
- Pool fencing. The city says a building permit is required before pool fencing is built. See pool fence rules.
What is zoning clearance?
Chandler requires zoning clearance for all fences and walls, no matter the height. Zoning staff review where the fence goes and what it is made of. A permit exemption does not allow work that breaks the code, so a 6-foot wall in the wrong place is still a problem.
How tall can a fence be in Chandler?
| Location | Maximum height |
|---|---|
| Rear and side yards | 7 feet |
| Front yard | 3 feet |
| Corner lots | Must not block sight lines; see City Standard Details C-246 to C-248 |
What other placement rules apply?
- Keep fences at least 3 feet from fire hydrants and utilities.
- Locate your property lines before you build.
- Request a utility locate through Arizona 811 (Arizona Blue Stake) at least two days before digging, as the city's manual instructs.
- If you are replacing a pool fence, keep the pool area secured during the work.
Does an HOA approval count as a permit?
No. HOA approval and city zoning clearance are separate, and you may need both. See HOA approval in Chandler.
What if I live in Gilbert, Tempe, Mesa or Sun Lakes?
Different rules. Gilbert, Tempe and Mesa each have their own codes, and Sun Lakes is unincorporated, so Maricopa County applies. Check with the agency for your address.
So do I need one?
No building permit likely if…
- the fence or wall is 7 feet or less,
- it is not retaining more than 4 feet of soil,
- it is not a pool fence.
Permit likely if…
- it is over 7 feet,
- it retains over 4 feet or sits on a retaining wall,
- it encloses a pool.
Either way, plan on zoning clearance. We check the rules for your address as part of every quote.
